Chamber Building Repairs Could Exceed $120,000 Estimate
Repairs to the Chamber of Commerce building could exceed an approximately $120,000 project estimate as workers address aging equipment and problems uncovered during renovations, Olney Economic Development Corporation Executive Director Tom Parker told the board Oct. 7.
Mr. Parker said the work includes electrical service upgrades, replacement of heating and cooling equipment, and repairs to the building’s front.
The existing heating and cooling unit is approximately 18 years old and has been failing, he said. He was obtaining prices for replacement equipment and electrical improvements, including safety disconnects in the alley.
Mr. Parker also described plywood holding portions of the front masonry together and overhead stucco that was bowed and visibly separating from its supporting lath.
Scaffolding was expected to arrive that afternoon to provide a safety measure while workers removed the loose material.
“This may be a conservative number by the time we get done,” Mr. Parker said of the project estimate.
A roof inspection had not identified significant damage, he said. Plans under consideration would move equipment from the roof into the alley.
Interior work includes changes to heating and cooling distribution intended to reduce noise in the meeting space, along with a serving area in the adjoining space.
Mr. Parker said removing wall coverings had widened a hallway to 38 inches. Additional loose stucco would be removed, and a mason from Graham could repair and seal the exposed wall.
An accessible restroom at the rear of the building was also discussed. Mr. Parker estimated that adding the restroom would cost approximately $10,000 and said adapting the existing front restroom presented difficulties because of its concrete construction.
Board members expressed approval of the renovated space’s appearance, but took no votes on additional work or spending.
Mr. Parker said he expected to have more information as demolition revealed the condition of the building’s front.
